🏡 ITP 2025 in the Valencian Community: how much do you pay when buying a house on the Costa Blanca?

📌 What is the ITP and how does it affect home buying in 2025?

The Property Transfer Tax (ITP) is a regional tax that is applied to the purchase of second-hand homes. In the Valencian Community, its regulation and tax rates vary with respect to other regions of Spain.

💶 ITP rates in the Valencian Community in 2025

From 2025, the ITP in the Valencian Community is applied according to the value of the property, with a system of brackets:

  • 🟢 10% for homes up to €999,999
  • 🔵 11% for homes from €1,000,000

This tax is levied on the greater of :

  • The value declared in the deed of sale
  • The cadastral reference value set by the General Directorate of the Cadastre

💡 Important: If the declared value is lower than the reference value, the administration will apply the reference value as the taxable base. If the declared one is higher, that will be applied.

🧾 Practical examples

  • 🔸 Purchase of a home for €850,000
    → ITP = 10% on €850,000 = €85,000
  • 🔸 Purchase of villa for €1,200,000
    → ITP = 11% on €1,200,000 = €132,000
  • 🔸 If the reference value is €950,000 and the declared price is €900,000,
    the ITP will → be applied on €950,000
  • 🔸 If the reference value is €1,050,000 and the declared value is €980,000,
    → 11% will be applied on €1,050,000

🏠 What if the property is new-build?

The ITP does not apply to new-build homes. In this case, the following is paid:

  • 10% VAT
  • 1.5% of AJD (Stamp Duty) in the Valencian Community

Reduced ITP rates in the Valencian Community (2025)

In certain cases, buyers can benefit from reduced rates, if specific requirements are met:

  • 8% for people under 35 years of age who buy their first main residence, with a price ≤ €180,000
  • 6% for large families, single-parent families or people with disabilities (habitual residence)
  • 4% in special cases (such as VPO), which are rare in the second home market on the Costa Blanca

📌 These types require documentary justification and compliance with income limits.
